Roof Repair Costs In 2020: Winston-Salem NC And The Surrounding Triad

Wondering what the average roof repair cost is in Winston Salem NC? Here we have compiled a guide informing you on this very question. Before you call for an inspection on your roof, it’s good to know whether your roof needs repairing or not. No homeowner wants to waste their time/money repairing a roof that they could just get repaired later on down the road.

However, when a problem comes up, like water trickling through your ceiling into your living room space, it’s obvious what you should do. Fix the leak! Waiting now till the time your roof needs to be replaced will leave all odds against you. You could get lucky but as of right now you have the opportunity to make your own luck.

Our goal with this guide is to inform you of roof repair costs and make sure you are properly equipped for managing what’s going on with your roof.

Average Roof Repair Cost

We will cover many things in this article so let’s start with our primary reason for this guide…

MINOR REPAIRS: $140 – $400

MODERATE REPAIRS: $400 – $1,000

MAJOR REPAIRS: $1,000 – $3,000

Most homeowners pay around $300 to $1,100 for a roof repair. On average they will pay $650 for any roof-related issues. Spending beyond $3,000 is possible, but at that point roof replacement will be your best option. The average cost to replace your roof is $7,500+ for a moderate-sized home.

Before we go any further, it is important to know that all roofs aren’t the same. It would be much easier to give out information if they were. But, how boring would our world be if all homes had identical roofs?

This information is based on moderately sized homes (around 1500 to 2000 sq. ft.) with (in most cases) asphalt shingle roofs. We will also share data on other types of roofs.

Roof Repair Cost For Common Roof Problems

Throughout here, we will keep it short. Keep in mind that there are so many roof types and therefore many problems that can occur. We have a guide below on different roof repair costs for common roof problems.

Asphalt shingles are known as the cheapest to replace in the U.S. Metal and wooden shingles will come after, being the next cheapest roof to replace. If the material used on your roof is clay, concrete, or slate tiles, that is when repair expenses will go up. When repaired, materials like these are most durable and have a longer lifespan.

Like we said before, most homeowners will spend $300 – $1,000 on a roof repair, or an average of $650 per roof repair call.

Normally, jobs are for roof leaks. What the roofer will do is seal the leak, replace the shingles, then seal the shingles. If it’s a small area where only a few shingles are being repaired the cost will likely be on the low end. Around $150 is what you should be paying for a repair like this.

High-end costs for repairs will be around $1,500 – $3,000. Generally, the repairing material under the roof’s out layer is being fixed. You may have damaged wood on other parts of your house, such as the outer walls. Plus shingles will be being replaced on sections of the roof (think 10 by 10-foot sections).

Moderate Repairs are likely going to be for fixing and sealing fixtures on your roof. Also, shingles and flashing around these objects may be needed. Moderate roof repair costs are around $400 to $1,000. It just depends on the level of damage done.

Metal Roofs that need repair for improper installation, fix loose seams, or damaged fasteners, will cost anywhere from $500 to $1,000. Listed below are different costs for metal roof repair.

TYPICAL RANGE: $603 – $2,262

LOW END – HIGH END: $200 – $5,000

Asphalt Shingle roof repair will cost around $500 to $1,000 for a 10 by 10 sq. foot section.  It depends on the slope, pitch, and size of your roof.

Cedar Shingles or Wood Shake repairs will also cost $500 to $1,000 on average. This is generally dealing with insects (or any animals doing damage to wood shingles) or moss build-up.

Single Ply and Flat Roofs will cost around $400 – $1,000 to repair things like pooling water which can lead to roof sagging or to repair improper sealing of underlying material. Click here for an entire article on just flat roof repair costs.

Slate and Stone-like Roofs are going to run anywhere from $550 to $1,500 on average to repair nails that are too tight (causing tiles to prop up leading to leaks), or improper installation.

Skylights, Chimneys, Vents, and other related fixtures are going to vary in prices. Typically the cost would start around $450 and go up. To repair flashing and sealing shingles must be removed. Once that is complete, the shingles will be replaced.

If you have multiple fractures that need repairing, the cost will go up. However, the contractor normally reduces the rate of each of them since they are already there with tools ready.

Chimney leaks usually go to the $750 range and higher. Damage to your chimney structure may be a source of other problems happening within your roof. If this is the case, those other problems will need to be repaired first.

Damage To Flashing In Valleys: This repair will consist of removing the shingles around it, fixing the flashing or replacing it, replacing the shingles, then sealing everything. The cost for this kind of repair will be around $200 to $600. It depends on how long the valley is, how many shingles need to be replaced, and how steep the slope of the roof is.

Why Should I Repair My Roof?

Seems like this question answers itself right? Well not so fast. The real question may be, why repair a roof that apparently doesn’t have any problems?

Trying to determine the condition of your roof from standing on the ground or inside the home doesn’t do much. It takes an inspection both on top and under the roof. The walls and other parts of your home may also need inspecting.

It takes experience to know how to properly inspect your roof. Little problems occurring on your roof can be invisible to you when you’re judging from inside your living space. The main reason you should repair your roof is so you can prevent having to replace it.

Having small repairs done now (around $400) will save you money in the long run. Letting it grow into bigger problems will only leave you with needs of a full roof replacement.

Regular maintenance, and taking care of small issues that come up, is a smart approach. Maintenance will increase the lifespan of your roof and address the value of it. Asphalt shingle roofs typically last 15 – 25 years. Not effectively dealing with the problems that come with it can sit you with 15 years or less. Regular maintenance doesn’t guarantee you 25 years. But, it will be your best bet

Along with maintenance comes inspections. If you have routine inspections done about twice a year, one of those times could be done by you. The other inspection can be done by a professional who will look in places you may have missed.

Roof repair can seem like a daunting task and is very easy to put off for later. However, mentioned above, the longer you wait the more money you will be spending.
