Many homeowners come to believe that the leak in their ceiling means they need a roof replacement. Different roofing problems can cause a leak. But, what factors really determine whether a house needs a roof replacement or just a simple repair?

Waiting to replace your old or damaged roof, can lead to even bigger problems down the road. So, watch for the warning signs, and be sure to give yourself plenty of time to complete this project.

General Warning Signs, You Need A New Roof

Roof age is a great way to determine whether or not you need a new roof. How old is your asphalt shingle roof? The majority of roofing experts agree that a typical roof lasts 20 to 25 years. It can also depend on if the old roof was removed and you only have one layer of shingles. Improper ventilation will have a huge effect on the longevity of your roof. If your roof was installed over a layer or multiple layers of shingles and is over 20 to 25 years old, there’s a good chance you need a new roof.

CURLING- Curled shingles can also be a part of warning signs you need a new roof. This is another sign you may need a new roof. When looking at a curling shingle the center will be concave and the edges turn upward. Look at the slopes of your home that get the most sunlight. If you notice that the shingles are curling and losing granules, it can mean that your shingles are past their life expectancy. Another possibility can be that your roof is defective.

BUCKLING- No matter how old or new your roof is, buckling shingles should be inspected by a professional inspector as soon as possible. These shingles look like something is underneath the shingles pushing them upward. There are a few factors that can cause buckling. Either the underlayment was installed improperly, the decking is bad, rafters/trusses are damaged, or the shingles weren’t installed with enough nails.

Aging shingles in a roof valley can create cracks and fissures, allowing water to pass through it. Shingles that are exposed to the sun it causes them to shrink, dry out, and break apart. If you have shingles that are missing or breaking apart in your roof valleys, it is a definite sign you need a roof replacement.

Valleys are one of the most important parts of your roof. Rain and snow flow into this area and go into your gutters. If the valleys have missing or damaged shingles your roof can be susceptible to roof leaks. Call to get this repaired as soon as possible by a professional.

Do missing shingles mean I need a new roof? A few missing shingles or minor damage to shingles doesn’t necessarily mean you need a new roof. However, you should have them repaired soon. The longer you wait the higher the chance of you needing a roof replacement will be.

Missing shingles are a sign your roof may be failing. Check to see if all the shingle tabs are intact. If you have many missing and damaged shingles, it is in your best interest to contact a professional roof inspector to help you decide what decision you should make with your roof.

If you can see sunlight coming through your attic it is clearly not a good sign. If sunlight can come through your attic so can rain, snow, and cold air. Go into your attic if you can and check for light and water stains. If you find any of these, watch over them after each rainfall and check to see if the hole has increased in size. If it has, this means you have an active leak.

Does a leaky roof mean I need a roof replacement? This depends on the extent of damage done. Small holes can be easily patched. However, larger, structural damaging leaks should make it easy to decide what should be done. If your roof reaches that point it is wise to replace your roof sooner rather than later. Replacing it when you notice the damage will help you save money as well.

This is when you should begin to panic. A sagging roof is normally an indication of a structural issue. There could be a problem with the decking in your attic or, worse, with the supports in the foundation. You are not necessarily in danger, but this kind of thing is easier to fix when it is localized and small rather than when it has progressed.

How much time do I have to fix my sagging roof? You don’t have much time, especially if you do nothing. If you see a drop or depression in your roof it is in your best interest to call in an expert as soon as you can.

If you just got a new asphalt shingle roof and you find a bunch of granules in your gutters, you have nothing to worry about. Those granules are just loose, extra ones. If it’s been more than 10 to 15 years then that’s a sign of a bigger problem. Granules on the shingles help keep the sun off of the asphalt. When the granules fall off and the shingles begin to bake, the quality will deteriorate fast.

If you notice inconsistent or darker colors on some parts of your roof that is a sign of granules wearing away. If you just noticed granules in your gutters and your roof is 10 to 15 years old, your shingles are probably halfway through their lifespan.
